- Guests must be at least 25 years old to book this property.
- The guest who booked the reservation must be present during the stay and may not book on behalf of another party. Identification may be requested at check-in to verify the reservation holder.
- Guests have access to the condo, pools, tennis courts, Turtle Lake, and grilling areas.
- On rare occasions, maintenance staff, management, or contractors may need access for urgent repairs or scheduled service. Advance notice will be attempted whenever possible.
Policies and Rules
- By booking this reservation, you agree to the house policies, terms, and conditions.
- Minimum Age Requirement: Guests must be at least 25 years old to book. If the reservation holder is under 25, the reservation will be canceled and the unused portion refunded, minus a $250 administrative fee.
- Air Conditioning: Available year-round. Do not set the thermostat below 70 degrees during the spring and summer months. Avoid leaving windows or doors open while AC is operating.
- Linens and Starter Amenities Provided:
- One bath towel and one washcloth per guest, plus two extras
- One bath mat per shower
- Two hand towels per bathroom sink
- Two kitchen towels and one sponge
- Dish soap
- Two dishwasher pods
- Two laundry pods
- One roll of paper towels
- One to two rolls of toilet paper per bathroom (depending on roll thickness)
- A bar of soap at each bathroom sink

- Pool / Hot Tub Usage: If included, use is at your own risk. Children must be supervised at all times. No glass is permitted near pool or hot tub areas.
- Maximum Occupancy: Do not exceed the limit of 6 people at any time.
- Noise Policy: Maintain low noise levels between 10 PM and 8 AM. Repeat violations or excessive noise complaints may result in fines or immediate eviction without refund.
- Smoking Policy: Smoking and vaping are not permitted inside the property. Outdoor smoking must occur at least 10 feet from doors, windows, and balconies. $500 fine for indoor smoking, plus cleaning or damage repairs if needed.
- Party and Event Policy: Parties and special events are not allowed unless approved in writing by management prior to arrival.
- Unauthorized Guests: Only registered guests are allowed. Additional fee of $100 per unauthorized guest per night. Stay may be terminated without refund if unauthorized guests are found.
- Utility Usage: Please use utilities responsibly. Excessive/negligent use (such as running AC with doors or windows open) may result in additional charges.
- Personal Property: Management is not responsible for lost, stolen, or abandoned personal items. Check for belongings before departure.
- Damage Responsibility: Guests are responsible for any damage beyond normal wear and tear. Repair or replacement costs will be billed to the guest if necessary.
- Notice of Sale of Property: If the property is sold or transferred after your booking, the host will try to honor your reservation or assist in finding comparable accommodations. Advance notice will be given whenever possible.
- Eviction and Refund Policy: Guests violating house rules or terms may be evicted without refund of unused nights. Removal for violation constitutes removal "for cause" under Florida Statute § 509.141(2).
Pets
- Pets allowed with prior written approval and payment of a $200 fee per pet (limit of 2 unless approved otherwise).
- Weight limit: 25 lbs per pet.
- Restricted breeds: Pit Bull, Doberman, Rottweiler, German Shepherd.
- Guests must complete the Pet Registration Form (found in your guest portal) and provide up-to-date rabies vaccination details.
- Pets must wear a rabies tag when on the premises. Proof of vaccination may be requested in case of aggressive behavior or if a pet bites another guest.
- If an undeclared pet is discovered or pet registration requirements are not met, a $500 fine per pet will apply. If evidence of a pet is found and the number of pets is unknown, it will be assumed at least one pet was present for the purpose of assessing the fine.
Fees and Payments
- 10% down payment required at booking.
- Final payment is due 14 days prior to check-in.
- Booking fee applies (includes guest support, cleaning coordination, maintenance coordination, property upkeep, marketing, and administrative operations).
- Insurance fee provides accidental damage protection in place of a security deposit.
- Cleaning fee covers cleaning, sanitization, laundered linens, toiletries, trash removal, and property inspection after each stay.
- A $250 administrative fee applies if the reservation is canceled because the reservation holder is under 25.
