- On rare occasions, maintenance staff, management, or contractors may access the property for urgent repairs or scheduled service. Advance notice will be provided whenever possible.
Policies and Rules
- Guests must be over 25 to book this property.
- The guest who booked the reservation must be present during the stay and may not book on behalf of another party. Identification may be requested at check-in to verify the reservation holder.
- Maximum occupancy is 6 guests. Do not exceed the maximum occupancy at any time.
- By booking this reservation, you agree to the following policies, terms, and conditions. Please treat this vacation rental with care and respect.
- Noise Policy: Maintain low noise levels between 10 PM and 8 AM. If the property community has established quiet hours, those must also be observed. Repeat violations or excessive noise complaints may result in fines or immediate eviction without refund.
- Smoking and vaping are not permitted inside the property. Smoking outdoors must occur at least 10 feet away from doors, windows, and balconies. A $500 fine will be charged for indoor smoking, plus any necessary cleaning or damage repairs.
- Parties and special events are not permitted unless arranged and approved in writing by management prior to arrival.
- Only registered guests are permitted on the property. An additional fee of $100 per unauthorized guest per night will apply, and the stay may be terminated without refund if unauthorized guests are discovered.
- Pets are welcome only with prior written approval and payment of the applicable pet fee. A $500 fine per pet will apply if a pet is brought without disclosure, fee payment, or completion of the required pet registration form prior to check-in. If evidence of a pet is found and the number of pets is unknown, it will be assumed that at least one pet was present for the purpose of assessing the fine.
- Utility Usage: Please use utilities responsibly. Excessive or negligent use, such as running air conditioning with doors or windows open, may result in additional charges. Do not set the thermostat below 74°F during spring and summer months.
- The property may be sold or transferred at any time. Should a sale occur after your booking, efforts will be made to honor your reservation or assist in finding comparable accommodations. Advance notice will be provided whenever possible.
- Guests who violate house rules, cause disturbances, exceed occupancy limits, bring unauthorized pets, cause property damage, or otherwise breach the reservation terms may be evicted without refund of unused nights. Removal for violation constitutes removal "for cause" under Florida Statute § 509.141(2).
- We are not responsible for any lost, stolen, or abandoned personal items. Please check for your belongings before departure.
Fees and Payments
- 10% Down Payment: Required at time of booking to secure the stay.
- Final Payment: Due 14 days prior to check-in.
- Pet Fee: $200 per pet (limit of 2 unless otherwise approved). Weight limit: 25 lbs per pet. Restricted breeds: Pit Bull, Doberman, Rottweiler, German Shepherd. Pet registration is required; guests must complete the Pet Registration Form and provide up-to-date rabies vaccination details.

- Pets must wear a current rabies tag when on the premises. Management reserves the right to request proof of vaccination in cases of aggressive behavior or if a pet bites another guest.
- Report any property damage promptly during your stay. Failure to report damage may result in UMB Vacations charging the card on file for the full cost of repair or replacement. A notice of charge and supporting documentation will be provided.

- Linens and toiletries provided: One bath towel and one washcloth per guest, plus two extras; one bathmat per shower; two hand towels per bathroom sink; two kitchen towels and one sponge; dish soap, two dishwasher pods, two laundry pods; one roll of paper towels; one to two rolls of toilet paper per bathroom; bar soap at each bathroom sink; shampoo and conditioner.
